How to Replace a Circuit Breaker

It is always a good idea to have each circuit breaker clearly labeled. This prevents confusion and frustration in the event that one needs to be reset or replaced. You can begin labeling the circuits by turning them off and on to see which appliance it is connected to. Circuit breakers consist of the main power supply to your home as well as individual circuits for appliances within your home.

Learning how to replace a circuit breaker or install a new circuit breaker is a little more complicated than merely resetting a tripped breaker. Firstly, you should purchase a new circuit breaker from a home improvement or hardware store. Before installing a circuit breaker you should turn the main power breaker off to shut down power to the entire house.

Things to Know

1. The General Contractor or the person that the Building Permit was issued to must make all inspection requests.
2. Building Permit Cards must be posted and building plans must be available at the jobsite or the inspection will not be performed and a penalty can be charged.
3. Permit Fees are based on the valuation of project defined as labor, materials, plus profit
4. If the project is large enough a plan review will have to be completed by the building inspector

Who are They

The BDI inspects approves and issues all permits required by code for new construction and for repairs and additions to all public and private buildings. They assure safe building standards for the general safety and welfare of us all. When Do I Need a Building Permit Building permits are required when any structural change or major alteration is made or for new construction. Normal maintenance doesnt need a building permit.

Here are some common examples, although this list is not complete:
1. New structures
2. Enlargement of existing rooms
3. Porches, decks, and retaining walls
4. Anything involving structural beams, joist replacement or bearing support
5. Foundations and footing repair, underpinning or shoring up of a structure
6. The conversion of basement or attic space to living quarters
7. All new fences except the replacement of existing fences
8. An entire new roof, when roof work is not replacement of like material

When Don't I need a Building Permit

Here are some common examples, although this list is not complete:
1. Ordinary repairs to residential buildings and structures, there could be height restriction here.
2. Plaster patching, exterior and interior painting, floor sanding and refinishing, floor tile, carpeting, replacement of flooring
3. Repair or replacement of gutters and downspouts
4. Replacement or repair of exterior doors and non-fire rated interior doors whenever no modification is made to the opening
5. Wall paneling applied directly to wall surfaces; acoustical ceiling tile applied directly to ceiling surfaces;
6. Installation of battery-operated smoke detectors
7. Replacement of existing fencing, same height, material and location in the rear or side yards
8. Non-dish radio or television antennae

The BDI will focus on all common areas unless there is a specific complaint. In that case they can go anywheres in a building. They do not need an owners permission to enter a unit, but they do need the tenants permission to enter an apartment. They will look at all common areas to sleuth out dangerous or hazardous code violations or egress issues. They are essentially interested in safety issues and will look especially for fire extinguishers, doors, lighting, stairs, doors and smoke detectors. If there are any violations of code they will issue a "notice of violation" or NOV.

What They Do: They will inspect a property for three reasons:

1. Law requires general inspections to uncover and correct safety issues and code requirements. These inspections are mandated periodically.
2. Someone has complained
3. To review new construction work for safety and code violations.

The Dreaded "Task Force Inspection"

If a building is a nuisance and gets repeated complaints then the city can call in many or all the agencies and create a task force to inspect the building. The agencies involved can include fire, health, police, and the D.A. The task force is only formed for the worst offenders, generally drug dens or health hazards.

Construction Inspections

The inspector is looking to see that the work is up to code and does not exceed the scope of the permit. Very often, construction will take place and other issues come up. If they exceed the parameters of the work approved they can deny approval of the work. Now you have to come into compliance and that can mean a bureaucratic snafu or worse. A citation or NOV (Notice of Violation) is issued and you will need to apply for another permit to fix the problem to come up to code. When the work is completed according to the demands of the BDI, you will need another inspection to get cleared. If you still have problems with getting the work approved you have a few alternatives

Fighting the BDI

1. Know the code: You will need to prove the condition cited is legal
2. Get all the permit plans the DBI has and try to make a case that the condition is historical
3. If its an older building it may be grandfathered
4. Talk to the senior inspector and make an informed case
5. Talk to a real estate attorney or engineer

The Hearing

This is your last effort to right a wrong. You can have your attorney or property manager or possibly a structural engineer make your case. This is your last ditch effort to allow a condition to remain in place. Obviously, you dont get to this unless there is a lot of money at stake.

Actually it's not a bad idea to add on a few that extra rolls too, especially if you have a complex pattern that requires it. And besides, you may need to make repairs in the future anyway, so having an extra roll or two available can come in very handy later on.

One warning to be aware of regarding wallpaper is that due to the production process, rolls that may appear to be similar in the store will not always look that way when you actually get them on the wall. That's why wallpaper rolls come in what is called dye lots that identify the rolls that actually match. So be sure as you go through and select your wallpaper, that you look for the rolls that all come from the same dye lot.

Most modern vinyl wallpapers already have paste on the back, so it's just a matter of soaking them in water and hanging them on the wall. However there are different kinds of papers that are available. Solid vinyl papers are the most common of all these days, as they are very durable, washable, and easy to hang. There are also other papers that are simply vinyl coated and so therefore are somewhat less durable but still fine for most uses.

More expensive papers include embossed paper that has a raised pattern on it, and it is also easy to hang. Some papers are made of grasscloth, and are especially useful for covering walls that have imperfections or are damaged.

Foil wallpaper is very expensive, although it can quickly brighten up and change a small room if used correctly. Some also like to use fabric wallpaper, but just keep in mind that it does not clean very well or easily, and it can be extremely difficult to hang.

Generally speaking, most wallpaper hangers find that working in a clockwise direction around the room is best for right handed people, and going counterclockwise works best for left-handed people. Wherever you start in the room is largely up to you, but try to select a major focal point to begin with.

Building Your Own House

I started building my own home in 1989 with absolutely no experience in building a home. Within six months my contractor went bankrupt and left me with a half finished house. The problem was the half that was finished was done wrong. The Foundation was already cracking, and the wood framing wasn't built anywhere near what the drawings called for. What follows are the most important lessons I learned from building my own house.

1) Don't count on anybody to do their job right

Just because an architect has a nice office and a good reputation doesn't mean the drawings will be done properly. Just because the contractor comes highly recommended doesn't mean he won't rip you off and do shoddy work. In all my experience I've never run across a group of more shady characters than contractors and sub-contractors. You must stay on top of the entire home building project if you want to keep from losing all your money and getting a house that you hate.

2) Plan Everything about Your Home Building Project in As Much Detail as Possible Up Front

Contractors love nothing more than a home builder who isn't sure what he wants, and decides to fill in the details as the house is being built. Why? Because once the contractor has the job, he can charge you anything for changes that weren't in the contract. My contractor wanted to charge me $10,000 to add a small staircase to a room. I found a sub-contractor to do it for $1800. My contractor wanted to charge me $15,000 to add a fireplace to a den. When I asked how much he would discount the price to NOT build a fireplace in the living room, he said he would discount $1500 from the price. Trust me, when you make changes you're going to get ripped off.

3) Plan On the Project Costing 50% More and Taking Twice As Long

I'm sorry to burst any bubbles here, but this is a fact of building your own home. Whatever you think it's going to cost -add 50% more to the price. And however long you think the project is going to take -double. The only exception to this is if you have a top of the line contractor who gave you a very high quote to begin with, or if you have incentives in the contract to pay the contractor more if he gets the job done sooner.

There are a variety of methods for installing hardwood flooring. The nail down technique of laying hardwood floors has become very popular. For those learning how to install hardwood floor, there's no simpler or straightforward technique than the nail down technique.

Unlike other methods which basically require you to be an amateur carpenter or even a professional carpenter, the nail down method on how to install hardwood flooring can be accomplished by anyone who can swing a hammer. Well, that's not all it takes. You also have to be persistent, patient, and willing to try new things if you want to learn how to install hardwood floor. Also, you need to be willing to read the safety instructions that come with the tools you'll be using.

Tools You'll Need as Your Learn How to Install Hardwood Floor Panels

Broom and Dust Pan - You need to clean up constantly as you learn how to install hardwood floor to make sure no dirt, sawdust, or other debris get caught in between the grooves or under the boards.

Carpenter's Crayon - Use this to create guidelines on your sub floor. You'll also need it to draw lines where you'll cut your hardwood panels.

Claw Hammer - Any areas near obstacles or walls where you can't get enough space to swing a rubber mallet will have to be reached with your claw hammer.

Hardwood Flooring Nails (2") - These nails are important because they will be what hold your floor in place.

Nailer - This can either be a hammer or pneumatic nail gun. The pneumatic nail gun is obviously faster and easier, but you have to get it calibrated just right so that the nails don't go too far down into the wood and destroy your hardwood panels.

Rubber Mallet - This is your chance to pound your frustrations out as you learn how to install hardwood floor. Actually, you should pound them out gently to bring the surfaces of the two panels together perfectly. You don't want to get them too far apart or your floor will have crevices. But if you pound them too hard together, you can damage them or push them so far together as to bow them.

Circular Saw - At the end of each row of boards as you go into the corner, you will need to cut your floor panels to fit. Any fixtures in t5B4he room will also have to be cut around.

Preparing to Install Hardwood Floor Panels

Although the nail down method of installing hardwood floor panels is pretty simple, it should still be done carefully as the hardwood floor has to endure for many years in whatever form you complete it.

All of the furniture and obstacles that can be removed from the room should be removed while you install your hardwood floor panels. This is true even if it requires manual dismantling and reassembly. For those fixtures build into the floor of the room, you'll just have to panel around them. It's not the easiest way to go, but you have to do what you have to do to get your hardwood floor installed. If you have door sills, an old hardwood floor, baseboards, or carpet, remove them before you begin as well.

If the surface beneath where you will be flooring is cement or any other lumpy material, use a felt floor liner to cover this surface. Then install a plywood sub-floor over it. Once laid, you should be ready to begin installing the hardwood floor.

Steps on How to Install Hardwood Floor Panels

1. Put your first floor panel in the corner of the room in which you have decided to start your flooring. The grooves should be toward the wall and the tongues should be toward the room.

2. Start adding panels to make a row. The last panel shouldn't quite fit right, so you'll have to use that carpenter's crayon 5B4to mark where to cut it. Use your circular saw to cut it. Be very careful not to cut it too small. The fitting needs to be just about perfect.

3. Use your drill to make your little pilot holes. Put the nails in to fasten your floor down. Though it will take longer, you'll be thankful when you're done if you used pilot holes when you're learning how to install hardwood floor.

4. Grab the other half of the panel you cut off the row you just completed and use it as the starting point for the next row. This will seem strange at first, but when the floor is completed, the offset of the boards will look really nice. Additionally, if all of your boards matched up, the floor won't have interlocked strength.

5. Continue on doing this as you go through the remaining rows. Use the rubber mallet as necessary to make the boards and rows nice and snug. When the rubber mallet won't fit, use the claw hammer to pull the boards tight. The last things you need are some giant crevices between your boards when you've finished your new hardwood floor.

6. The last panel is the hardest one to get put in place, but your floor will look really awful if you hurry at this step. You need to patiently measure, cut, and make your last panel fit.

7. Clean the floor you just laid.

Cleaning Up After You Install Hardwood Floor Panels

In the process of how to install hardwood floors, cleaning up is important and overlooked 5B4enough to warrant its own follow-up section. But unlike other nail down method guides on how to install hardwood floor panels, we want to make sure you understand this step.

Cleaning up is important because there are little wood chips and saw dust everywhere after the typical hardwood floor installation. Use your broom and dust pan to pick up any debris on the floor. These particles, if walked on and rubbed on by furniture, can make your brand new floor look like a scratched up old floor pretty quickly.

Unless you went beyond the instructions on how to install hardwood floors and used glue on your hardwood panels, there's no need to get your floor wet before it has had a chance to settle. This is because you don't want it to swell before you've moved the furniture back in and given it a couple days to get itself in its final arrangement.

Don't get too aggressive when putting your hardwood flooring in place. It's very easy to ruin the surface of floor panels when they're floating freely and you're placing them and pounding on them. Be especially careful when fixing a row that looks a little bit off.

The main advantage to keep in mind is that a glued down floor is rigid; once a floor panel is dried in place, it's there for good whether it's snug to the next panel over or not. The loose floor isn't attached to anything and can be creaky, bubbly, and move around. So enjoy your new well-fixed hardwood floor.

When your plaster is damaged and needs repair, or is just plain ugly, what do you do? The quick way to deal with it is just call in a professional and hope you get a good job for your money. But there is another alternative. Yes, you can learn to repair your own plaster. By doing that, you gain both the experience of learning a new skill and the thrill of doing a respectable job you can be proud of.

In my years as a plaster repair and renovation specialist, I have seen many homeowners fix their own plaster (with some prior instruction, of course). For some, the one time experience of plaster repair was enough. But others had more fun and more thrill in the process, and were eager to tackle new challenges. They went on to do occasional plaster repair for friends or relatives. And I believe they had the energy and the ability to go even further, should they have chosen to do it for profit

I got my start in plaster repair and renovation while working as a drywall finisher. When we came across old plaster on a job, we repaired it and beautified it using drywall tools and finishing materials. And it worked great. And my experience with hundreds of clients in the following years taught me two things: it's not that hard to learn, and there is a huge market out there waiting to be served.

Every city and town across the US and Canada (and probably in the UK as well) has homes and commercial buildings with interiors walls and ceilings covered with gypsum plaster. A high percentage of these are wood framed structures subject to various environmental stresses. Human traffic, holes cut for changes in plumbing and wiring, water leaks, flexing in the framing - all these result in damage to the integrity of these plaster surfaces.

How does someone get into the business of fixing plaster for paying clients?

As already indicated, experience in actually doing plaster repair is essential. If you don't have your own bad plaster to work on, you can do it as a favor for others. You will need good instruction, so you can avoid making false starts and unnecessary mistakes. In any case, some mistakes you may make (they are not hard to rectify). That is just part of the learning curve. But if you can follow good directions, you will gain competence a lot faster.

Maybe you know someone who works with old plaster. Offer to tag along as a helper, just for the learning experience. A lot of this is simply gaining skill and speed with the drywall finishing tools you will be using, and with the drywall finishing compounds. For that, you can even learn to do drywall finishing, as prep for doing the plaster repair later.

A good place to focus would be on repairing plaster holes, and on doing skim coating. These can be learned quickly and don't require lots of tools. Plumbers and electricians routinely make holes in drywall and plaster. Somebody has to follow behind them and repair the damage. These technicians would love to have someone they can call regularly, to finish up the project with neat repairs.

Paperhangers are another category of tradespeople who are a ready source of work for the plaster repair person. Before they can hang wallpaper, they need to smooth out rough drywall and plaster surfaces first. This usually involves applying skim coats of drywall compound. They may do it themselves, but many don't like to do it. As a rule, a paperhanger would rather hang paper, not skim coat.

For someone starting out, I would suggest this as a part time thing to begin with. You may decide that for now, that is fine. But some will go on to do plaster repair as a profession.

And we need 'em. In my experience, there is always lots of room for good craftspeople. The money is good, and job satisfaction can be a great plus for the committed and conscientious tradesman.

One last point. If you decide to do plaster repair and renovation for profit, you will be engaging in a profession that state governments do regulate. For the protection of the public, you will most likely need to be licensed and bonded. In my state, you take some classes and then you apply for recognition and pay your fees. Now you are on your way.

Thanksgiving Craft: DIY Leaf Napkin Rings

These classy looking autumn inspired napkin rings will add the perfect touch to any Thanksgiving feast. As an added bonus they are very easy to make and cost next to nothing.

What You Will Need

1. Salt

2. Flour

3. Water

4. Rolling pin

5. Cutting board

6. Cookie sheet covered with aluminum foil

7. Golden yellow paint or some other autumn color.

8. Fine tipped paintbrush

9. Ribbon in a dark autumn color such as maroon.

10. Leaf button or small leaf stamp

11. Sharp kitchen knife

12. Fake autumn leaves (these can often be found in the craft section of most stores)

13. Hot glue gun

Directions:

1. First you will need to make the salt dough.

2. In a medium bowl mix: 1 Cup salt, 1 Cup flour and Cup water.

3. Knead the dough until it reaches a clay-like consistency. If it is too sticky add more flour. If it is too dry add more water.

4. Put a small amount of flour on the area where you will be rolling out the dough and spread it evenly so that the dough will not stick.

5. Roll out the dough with the rolling pin until it is about a of an inch thick.

6. Use the button or stamp to make an impression in the dough.

7. Use the knife to cut a rectangle or square around the impression.

8. Place the pieces on the cookie sheet. Make sure you place them on the sheet with the indent facing up.

9. When you have made as many as you need. Turn the oven to warm and put the pan in the oven.

10. The amount of time it will take to dry the pieces depends on the oven. So check them constantly. It will most likely take about 2-3 hours for them to dry completely. When they are done they will be hard, light and make a hollow sound when tapped on.

11. When they are done, paint the indent with your chosen color.

12. Allow the paint to dry.

13. Plug in the hot glue gun.

14. Cut the ribbon into four inch long pieces.

15. Choose leaves for the napkin rings and remove stems if necessary.

16. With the hot glue gun, put glue on the back of a salt dough piece and attach it to the front of a leaf, so that the piece is slightly slanted.

17. When the glue has dried turn the leaf over and put a small line of glue towards the base of the leaf.

18. Attach the ribbon so that it forms a ring.

19. Use as you would any other napkin ring.
